The association's books, compared with the municipality, the county and the country
Qalkylera pulls the books from Fortnox (or a SIE file from the manager's software), recognises the association by its registration number and computes the KPIs that apply to housing cooperatives. Operating costs for district heating, electricity, water and waste are compared with your municipality and every municipality in Sweden (the Nils Holgersson reference building via Kolada), energy use per square metre with the county's apartment buildings (Swedish Energy Agency), and heating cost is weather-adjusted with SMHI degree days. The municipality is derived from the association's postal town.

The KPIs that apply to associations
Annual fee and debt per square metre, interest coverage, amortisation pace, share of loans on variable rates, maintenance fund provisions and unpaid fees - computed from the association's own vouchers and colour-coded against what is normal for associations.
Energy against the county, weather-adjusted
The association's kWh per square metre against the county's apartment buildings. A mild winter hides a poor building envelope - degree days remove the weather so a real deviation shows.
Plain-language answers, no finance degree needed

Common questions
- Our property manager keeps the books. Does Qalkylera still work?
- Yes. If the association is in Fortnox you connect it directly. Otherwise a SIE4 file from the manager's software is enough - every Swedish accounting system exports it. Nothing in the books is changed; Qalkylera only reads.
- Where do the benchmarks come from?
- Operating costs per municipality come from the Nils Holgersson reference building via Kolada, energy use from the Swedish Energy Agency's statistics on apartment buildings per county, and degree days from SMHI. The cooperative KPIs are computed from your own books.
- Does anyone else see the association's figures?
- No. Data is stored in the EU (Frankfurt), every association is isolated from all others, and nobody at Qalkylera sees your books unless the board grants time-limited, read-only support access that is logged.
